Curb Appeal

It's all about first impressions. As is said, you never get a second chance.

It's as true in selling houses as it is when meeting people. Curb appeal is all important in marketing your home for sale. An attractive face and proper grooming can sway a first impression from so-so to "fabulous" in an instant.

On Internet Lane

In today's real estate market, many prospective buyers first shop online instead of actually driving through a neighborhood. Sellers who insist on professional real estate photography are wise. That first internet impression can mean the difference between an in-depth look and a dismissive mouse click. Internet browsers have very little patience -- that online first impression might only be for a split second, but it could determine whether or not your home will be viewed in person.

Of course, any online photo must reflect reality.

Dressing Up for Visitors

Think about what makes a home appealing. Start at the street. Your home's face should be visible, and attractive. If garage doors show, they should be unblemished, closed and properly painted. Siding and windows must be clean and in good repair.

Make certain that landscaping is in scale with the home, trimmed and manicured. Blooming flowers in pots or in planting beds, or hanging baskets, not only add color, but provide a welcoming greeting. The walkway should be free of hazards, with no newspapers, toys or cracks along the path. A mailbox, if visible, should stand tall and straight, painted and ready for service.

The entry door should wear appropriate hardware; lighting should be sufficient for the job, and house numbers must be easily readable from the street. Home trim such as shutters and other architectural features that complement the home's style add value.

Explore and Evaluate

If you are preparing to list your home for sale, spend some time driving through attractive neighborhoods. Often, small alterations to your home's facade can pay big dividends. Your home may not need a major facelift, but only a little "make-up" in order to be memorable. Then, snap that portrait shot and wait for the buyer to knock on your door!
