West Deane Toronto Real Estate

West Deane Park is a tranquil and secluded neighbourhood in the west-central Etobicoke area of Toronto, south of Eglinton Ave. It was established approximately 60 years ago as a strictly-residential middle-class area. It is still characterized mainly by the original brick bungalows as well as back-split homes, most of which sit on spacious 50 ft. x 120 ft. lots, as is fairly normal for Etobicoke. Many of these lots back out onto a park, forest or ravine.
Many of the original owners, now retired, still live comfortably in their homes and contribute to a sense of tradition. The character of the neighbourhood is augmented by the strong presence of nature and absence of typical suburban bustle. Mimico creek runs through its center, surrounded by a conservation area filled with many songbirds and wildlife that share the park with bike paths and trails, tennis, hockey and baseball fields, outdoor pools and picnic areas.

The predominant demographic is changing slowly from retirees to young families with kids. Similarly, many of the original bungalows are being tastefully renovated by their new owners; however, the neighborhood remains a well-kept secret, and has not been subject to the aggressive modernization seen in other nearby Etobicoke neighborhoods. There is a well-developed community life – residents know one another, exchange greetings and conversation, and readily offer one another advice and help. West Deane provides excellent public schools, convenient access to the public transit system, as well as supportive municipal, medical and community services.
